Marti, I am so hurt that you did not mention my Groups 101 with the list... j/k.  I like the idea of your group on marketing one's self.  If you don't mind, I would like to join the group.  It may be some time before I can put a post of my own in the group, but I would love to see what others have to say.  Thanks for putting this out there.

In this business, whether you are a big fish or a small fish the best marketing is the word of mouth. Then when you get a client from this method it's you (yourself) that is the marketing. If you do a good job with the client you will get many refferals from him/her. However if you don't satisfy this client your reputation will lose some points and you will not get business from this client no more.

Only if you shall succeed with this method shall you do anything more expensive like radio ads, tv ads, buy expensive leads, etc, etc.

Hi Everyone I just wanted to say you all have some great comments and that art work is to die for.  Thanks for sharinig it.

I have been on the cutting edge of personal network marketing and it still amazes me that peoples sitll think they can sell anything without a personal relationship.  I often ask mortgage, insurance and real estate professionals what kind of personal relationship they have with clients.  I have some tell me that they e-mail a card every now and then, subscribe them to a monthly newsletter (never read by the way) and e-mail them constantly. 

They are amazed that the more they send that crap the less business they actually do.  How many times do you hear of an agent that will make thousands on commissions and never show up at the closing.  Anybody ever watch "Wonderul Life" when the hero takes a bottle of wine to celebrate the new owners home?  Thats personal relationship marketing.  But it only begins there.  It has to continue for years so there is a constant flow of good will.  You become a member of the family because you stay in their lives.

My best friend in the RE business used to be called the Pot Roast Realtor.  On the day you were moving in she would show up with pot roast (a great one by the way) becasue she knew you were not going to get a good meal that day.  That is personal network marketing.  Hell, I bought 3 houses from her just to get pot roast.  She even let me use her membership in the exclusive country club for my wedding reception.  That is personal network marketing. 

Does anyone think I would ever entertain the Idea of going to someone else?  Not with that pot roast at stake!

The Art of Marketing You is a subject that most agents have no concept.  I see so many who promote their companies and then hope to go along for the ride.  If they change companies (which many do) then they have to start over from square one.

By marketing YOU it doesn't matter where you hang your shingle, your message remains the same and you just get new business cards.

Thanks and what a cool idea!  I started working on my own branding just a few years ago (been in the biz 14 years - I think I started getting clear about this stuff at around year 11...slow learner!). I developed a first logo with NEBS (they're great) then reworked it with PRO STEP MARKETING and have had their help getting my branding going with postcards, flyers etc. Next step is onto my websites.

I'm looking forward to seeing what you all have to say on this interesting topic!!

I would just like to give some food for thought to all REALTORS who might come across this posting.  As part of Generation "X" with friends in "X" and "Y", I can tell you first hand that many, many people are completely uneducated about real estate and real estate transactions. Though it may be something you eat, sleep and breathe, most of the general buying public does not understand how to go about buying or selling a property, nor do they understand how a REALTOR can benefit them in this process. Recently I had a friend call a selling agent directly and make an offer on a property to her over the phone. They had no idea that as buyers they could use a REALTOR and not have to pay for it; or that they should have their offer in writing for their own protection. I helped her see the light, referred her to an agent and saved her $$$ because she was going to hire an attorney to help her through the process. I would recommend to all agents that they do their best to reach out to the general public and educate them on the value of using a trained professional.  Most people see the value, once explained.  Use your website to explain the basics of real estate agency and how it can benefit them. Remember something that might seem basic or simple to you is worth a pot of gold to them!

Hi - I'm new to AR and to this group. I feel I need to read everything here, since it seems that "marketing" myself is not my best attribute. So - I need to learn! I've been marketing for the past year and a half, and am finding no new clients! I've sent out mass mailings, I go to open houses every Sunday and introduce myself, I just took out a 1/2 page ad in a realtors magazine that is on the stands all month (I don't know yet if this is effective). The one realtor I work with all the time actually saw my work and liked what I did - and has used me since then. Well, that's it for now - I'll keep reading in this group & hopefully learn new ways to market myself better. CoCo

Hello Marti, I have been enjoying your posts and many others here! I can remember when computer print outs were one liners on what looked like punch cards! You were so kind to feature my blog about SEO. I am learning little by little and your teachings here are awesome. My reference to being in the Dark Ages of the WWW were not exaggerated. In the early 90's I remember hearing the term "surfing" for the first time in my life. I was talking to one of my clients with Texas Instruments who quipped that he had been surfing all day. The look on my face showed that I didn't have a clue what he was talking about. He took pleasure in that! Another client took me into his TI cubicle and showed me how he was helping to create what was called a jpg! I remember being as fascinated about that as I was at the age of 5 when I saw color TV for the first time and a Disney cartoon came on. You've heard the saying that "whatever man can imagine...can happen!" I'm new to Active Rain, and this group, and am thrilled to have found you all! Although not new to real estate, I have just recently moved from Florida to New Jersey and also changed companies. I just want to introduce myself.  My name is Shenni and I am currently working with the PennySaver.  I am in inside sales (specializing in Real Estate, Career and Education), which means there are a lot of cold calling to do.  I enjoy my work but I am trying to find other ways in networking to develop my professional career.  I would like to learn how to market myself and evolve into the world of technology.  I would like to combine the two, if it is at all possible: telemarketing with online blogging.  I am still trying to learn and work my way things through. Hi Marti, I'm new to Active Rain.  I've been in and around the real estate industry for over 20 years and recently left a corporate position with a large brokerage to pursue marketing consulting on my own.  Now I am training agents on creating a web presence and building out content for their websites.  ActiveRain is something I talk about in every class, so I thought it was time I walked the talk.  I'm looking forward to participating.

Just learned a great new way to get referrals from new clients and prospects. When I meet with them or just before finishing a discussion with an out of town relocation client, I ask them if they would commit to referring other prospective buyers to me. Once I get an affirmative, I ask them to put my cell phone number into their cell phone or PDA directory. I then instruct them that rather carrying my business card, the quickest way to get their referrals to contact me is to bring up my name on their PDA directory. While they most probably will have lost my card somewhere in their desks, they always carry their cell phones and PDA's with them everywhere, and me along with them. Thought I would share this tidbit. Hope it helps you.

Marketing ourselves.  What a topic.  How do we present information that stands out & makes us appear more valuable that the other 99? 

I've been doing some blogging out to the public lately as shown by the active rain elite & have been getting placement on the 1st page of Google in quite a few cases. Some other cases I've found my blogs on pages 2-4 & sometimes mixed into a localizm page.  I have not seen any results yet, but its a start. Oh wait, I did get one call from somebody about 5 months out, so I'll keep in touch.  

I've also been reading about some agents who are having some good success in marketing themselves in Facebook.  There are supposed to be 200 million people on Facebook, wow that's a lot of people.  Anybody have any positive experience with getting any deals from marketing themselves on Facebook?  Just wondering, sounds like a possibility. Let's turn this group into a gold mine.
